The Riverbank is nestled in an RSPB nature reserve close to the South Downs National Park, and benefits from a wide range of bird and animal life. This unique community is home to around 55 houseboats of all shapes and sizes and is completely unique to the UK. Guests will have exclusive use of our traditional narrowboat, Rhubarb and Custard. Charming, riverside log cabin on the bank of the Kennett, overlooking a nature reserve. Privately located in my back garden there is a large open plan room with 2 double sofa beds, sleeping 4, a slate bed pool table & Hi Fi system. There's a luxury en suite bathroom with copper bathtub, shower, basin & WC. There are basic kitchen facilities with kettle, toaster, double hot plate, microwave & grill, sink & refrigerator/freezer. A veranda with 2 bbq's & seats plus lower deck overlook the river.

Airship 001 Sussex Woodland

This unique, architecturally designed aluminium pod, provides a glamorous retreat. Nestling in a private woodland, since 2016, overlooking a dew pond and the valley below, the space affords a kingsize bed, shower/wc, living area incorporating a 'galley' kitchen. Wood-burning stove, dining table and chairs and a sofa/ bunk bed. Please be advised that there are NO curtains/blinds, in the accommodation, nor tv/wifi/mobile reception. The Airship is NOT suitable for those who need these services.

The pod has WiFi from Three 4G (somewhat unreliable though from the woods & valley) and integrated bluetooth speakers. * The electric is powered by Solar - NO HAIR DRYERS, STRAIGHTENERS, FANS ETC *

Beautiful barn on the South Downs Way

Beautiful barn, perfect for walkers, also great as a comfortable and spacious base for exploring the local countryside. Local cultural attractions include Glyndebourne, Drusilla's Park, South Downs Way. This spacious artist's home is located right on the South Downs Way, and it is only about an hour and a half walk to the coast at Exceat. There is a tree house for kids, a couple of swing seats for chilling out on, and the Cuckmere runs through the bottom of the garden.

Adventure Prospect - Historic Waterfront Cottage

Relax and enjoy your stay at this unique and tranquil getaway. 'Adventure Prospect' has recently been completely renovated and is steeped in military history. Formerly known as the "shifting house" it was first built in 1898-1899 to accommodate munitions workers changing into the special clothing that they wore when working on magazines. The cottage provides an ideal escape from everyday life and has direct access to the water.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
