Many historical Villages nearby including Mayfield and Burwash. My large garden is full of wild life with two resident badger sets. White Deer are frequent visitors and can often be seen at dawn and dusk from the terrace. Foxes and family of Hare. More recently, we have two families of the protected Hedge Hogs.

Situated in a secluded part of our 16th century farm, this detached, south facing cart barn has been converted to a very high standard. In an ideal location overlooking a large duck pond and with distant views to the South Downs. It is a great base for walking the Wealdway or cycling the Cuckoo Trail. Places to explore include Lewes and Eastbourne, 9 miles. Glyndebourne 6 miles. An excellent pub and restaurant is within a ten minute walk along country footpaths. The village shop 2 miles.

Close to the South Downs and the coast, as well as nearby Tunbridge Wells with its historic old town and weekly summer jazz nights. It is the ideal country getaway; private, quiet, and with everything you need for a break.

This deluxe, dedicated two-bedroom accommodation is light, fresh and airy. A great base to relax in the garden and games room or explore Sussex, Kent and beyond. Buxted train station, offers easy access for shopping in the local town and is a direct line to London.

The Coach House is a newly converted, open plan space with very good internet connection in tranquil wooded location on the edge of the Ashdown Forest. It is adjacent to, but detached from the main house Fairstowe and is ideally suited for family occupancy or a couple. Guests have the freedom of having sole occupancy. A 2nd bedroom can be created by closing a multifold door where a single regular bed is provided for one guest and a single fold-out bed is available for a second.

One of the most peaceful and relaxing places you will ever stay. With underfloor heating and a wood-burning stove you will be cosy whatever the weather.

The Old Apple Store

A lovely renovated old apple store in Kent. Featuring a pretty double bedroom and mezzanine floor with futon. Guests have their own garden to enjoy in the summer or a wood burner inside to cosy up to in winter. Situated in the countryside, a short drive to Tunbridge Wells. There are a huge range of activities and sights nearby including the lovely Penshurst Place. There are also so many fantastic places to eat and drink giving guests a lot of options to keep busy.

Old Smock Mill is a romantic place for couples. The atmosphere inside is peaceful and relaxing. Everything is designed to unwind you from the moment you walk in. It is surrounded by the lovely Kent countryside where you can ramble and refresh yourselves by perhaps ending the day in one of the great pubs cosy by a log fire in Winter or in Summer in an English garden. Guests have said how hard it is to tear themselves away, it truly is a treasure to find.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
