Our condo is the largest 2 bedroom in The Village with 3 beds and 3 bathrooms. No smoking and no pets. Sleep is a big deal when on vacation and you'll be sure to rest well on our pillowtop mattresses with cozy down comforters and luxury pillows in each master suite. The private extended balcony is roomy enough for all your guests and puts you in a beautiful pine tree setting away from the noise of the promenade. Our condo is equipped with a private, faster internet connection and flat screen tv's with DirecTV in each room. The kitchen is fully equipped. Heated, underground parking during ski season so you don't have to worry about getting snowed in.
The Town of Mammoth Lakes requires a 14.75% tax on all rentals which is included in our posted rates.

Once at The Village, there's no need to drive. A variety of restaurants and shops are located just down the elevator from your room in the Village Promenade. And if you'd like to venture around town, use the complimentary Trolley and Shuttles. During ski season use the Gondola in the Village for direct, easy access to Canyon Lodge and ski back via Ski Back Trail.
WEATHER- There are no refunds for cancellations due to weather.
All rentals in The Village require a 14.75% tax for stays less than 30 days. This tax is included in our posted rates.
Confirmation Letter Please Print for your reference: Check in time is 4:00 PM and check out is 10:00 AM. The Condo is Located at 1111 Forest Trail #1306, Mammoth Lakes, CA 93546. The unit is on the 3rd floor. Towels and linens are all provide for your use in the condo. Please contact Ryan if you need housekeeping service. There will be a charge ($140) for additional housekeeping service during your stay. The kitchen has all cookware need to prepare meals with some spices provided. There is extra coffee and creamer in the drawer.
Please turn off/down the heat and fireplace if you will be out of the condo for a long time. There is free wi-fi in the condo. Wifi name is GrandSierra1306. There is no guarantee that the internet will be working but it is usually just fine. Do not download anything illegally; you will forfeit the deposit when I am notified by the ISP. No pets are allowed in the condo. If you need any help or there is an emergency, please contact Ryan . Please reference the contract below. Enjoy your stay and let me know if you have any questions.
PETS are not permitted in rental units under any conditions. Forfeit of entire deposit if pets are found to be in the unit without permission.
DAMAGE/RESERVATION DEPOSIT - A reservation deposit of $300 is required. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (8) days of departure, provided the following provisions are met:
• No damage is done to unit or its contents, beyond normal wear and tear.
• No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
• All trash, debris, and rubbish are placed in trash chute by the elevators
• Soiled dishes are placed in the dishwasher, the garbage disposal is run and then the dishwasher is started.
• All keys cards are left on the kitchen counter and unit is left locked. $25 for each lost key.
• All charges accrued during the stay are paid prior to departure.
• No linens are lost or damaged.
• NO early check-in or late checkout. The cleaners are on a schedule that cannot be changed. $100 an hour after a 30 minute grace period will be taken out of the deposit. Same with an early check in.
• Parking passes are left inside the unit on kitchen counter upon departure. $100 for the lost parking pass.
• Do NOT bring ski or snowboard into the unit. HOA rule prohibits bringing in ski/snowboard into the unit. Entire security deposit will be forfeited for violating this rule. There is an assigned ski locker in owner’s ski locker room located on first floor next to conference room. The locker number is 1306.
• Renter is NOT evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by The Village at Mammoth.
Cancellation or early departure does not warrant any refund of rent.
MAXIMUM OCCUPANCY – The maximum number of guests is limited to six (6) persons.
INCLUSIVE FEES – Internet is wireless and included in rental rate. All Village amenities are included in the rental rate. There will be no refund if the internet is not working. If there are any illegal downloads made on the condos internet the full deposit will be taken.
HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However maid service may be provided for $140 upon request with advanced notice. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. Please let the owner know if you need more towels.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
PARKING PASSES – Parking passes are located inside the unit. Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renter's expense. Leave the parking passes inside the unit upon departure. If you need additional parking there is a large lot across the street from the Village. There will be a $25 charge for lost keys and $100 for parking pass.
FIREPLACES – The fireplace is a non-vented propane gas log fired firebox. Please do not throw any paper or other combustible materials in the fireplace. Fireplaces are turned off from May 15-October 15; they are not operational during this time of the year. To operate the fireplace turn the thermostat to 80 and the fireplace will turn on. This will heat the entire condo.
STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be icy. Mammoth roads are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.
TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance.
This unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
The Village is a vibrant atmosphere and there will be entertainment in the square from time to time that you will be able to hear from the condo. If you have any concerns about noise or anything else outside of the condo you can contact the front desk.
VACATION RENTAL CONTRACT This vacation rental contract is a legal agreement between Michael and Crystal Jaster and you, the renters (also referred to as “Tenants” and “Guests”). This contract is entered into agreement as of the date when the Renters place their reservation online and the reservation is screened and accepted by the Homeowner. The Homeowner will notify the Renters by email when their reservation is accepted. Owner reserves the right to refuse service to anyone. Property Address: The Village, Grand Sierra Lodge 1306 located at 1111 Forest Trail #1306, Mammoth Lakes, CA 93546. Payment Policy: You can pay with AirBnb's payment system. Cleaning & Linen Service Policy: The home is provided with pillows, linens, blankets, towels, kitchen towels, comforters, hand towels & wash cloths including extras located in closets. A cleaning service to clean the house and linens on your departure is included on your invoice. You are responsible to ensure that all trash, debris, and rubbish are placed in plastic bags and deposited in the trash chute located across from the elevators. Soiled dishes and cooking utensils are placed in the dishwasher and turned on so the cleaners can empty it. Linens, blankets, pillows, bedspreads, comforters and towels are provided. It is standard for beds to be made for Guests arrival as part of the linen and cleaning service. There will be a charge for extra towels--please call Ryan if you need them. We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following: 1) PAYMENT DUE - All rental monies are due according to the payment schedule disclosed under "Payment Policy" upon reservation acceptance. 2) CANCELLATION- reservations are subject to the "Strict" cancellation policy refer to "Cancellation Policies" page of Airbnb's website. EARLY DEPARTURE - There are NO REFUNDS for EARLY DEPARTURE. 3) SNOW AND WEATHER CONDITIONS- There are NO REFUNDS for weather conditions, (optional travel insurance may be obtained through a third party; Renter ASSUMES THE RISK). You may need chains or snow tires. Check the weather before coming to a high elevation. 4) CONDITION OF PROPERTY: Owners have, to the best of their ability, given an accurate description of the property and its condition. Guest understands that it is considered to be reserved as "sight unseen". Our cleaning staff will have cleaned it before your occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as large screen TVs, cable, games, or the Internet and WiFi service are not a basis for any refund. Owner will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests occupancy. When you arrive, if you find that the house has not been cleaned to normal standards please notify the Owner immediately. We will do our best to have tradesmen attend to the problems but may not be able to fix everything over holidays and weekends. Under no circumstances will any of the rental money be refunded or returned because of the condition of the house. The Guest agrees to hold the Owner harmless from any liability for the condition of the house. 5) CLEANING & REPAIRS: All homes have cleaning fees applied to the total rent. If excessive cleaning is required after you leave, it will be taken out of your deposit. Guest agrees to keep house, furniture and furnishings in good order, to keep patios swept, clean and free of debris. Removing, adding or changing furniture without Owner’s written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. Guest is responsible for cost of replacement of any damage to furniture or premises and replacement of missing items. Pets are not allowed under any circumstance and if they are found to be in the condo the renter will be asked to leave and rent forfeited. If there are complaints by the Management to the Owner, Owner reserves the right to ask the renter to leave and forfeit their rental of the condo. 6) ENTRY OF PREMISES: With Guest’s permission, which is hereby given, Owner or Owner’s representative may enter the premises during reasonable daylight hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee or the Owner may need to enter the premises. The same permission procedure applies as above. In an emergency, Owner or Owner’s servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency. If Guest abandons or vacates premises, Owner may, at his option, terminate this agreement, re-enter the premises and remove all Guest's property. 7) ACCIDENTAL DAMAGE - Renters will be completely responsible for any and all damage to the home or property caused by Renters, whether accidental or due to Renters negligence. If there is a spill on the carpet and renter is unable to clean it up then the owner shall be notified immediately and arraignments made for a service to clean the spill. 8) (deleted) 9) ASSUMPTION OF RISK: Renters will hold the Owners harmless from any and all bodily injury and/or property damage incurred on the property arising out of Renters' negligent acts or omissions. See disclaimer below. 10) CHILD PROOFING: Guest understands that no special efforts have been made to “childproof” this house, and accept the risk or harm to any children we allow on the property. 11) FURNITURE: All furniture must be returned to its original location on Guest's departure or an additional charge will be made. 12) MISSING ITEMS - Renters will be charged for any missing items reasonably attributable to Renters and not returned after notification. The cleaning service performs an inventory/survey of the property after Guests depart and notifies the Owner of any missing items. Owner will notify guests in the event that items were inadvertently taken, and provide guests the opportunity to return the missing items. 13) PERSONAL PROPERTY: Guest understands that any personal property of and used by Guest is not insured by Owner and Owner shall not be responsible for any lost, stolen or missing property of the Guest or property of Guest left after check out. 14) KEYS - Lost keys will incur replacement costs of $25. 15) MOUNTAIN CONDITIONS: Guest understands that Owner has no control over the condition of the Mountain and cannot be held liable for any changes to conditions or any closing as ordered by MMSA. 16) NO PARTIES - This is not a party house. The Renter must be 21 years of age to book this Vacation Rental. Any special occasions such as weddings, receptions, family reunions or increase of occupants (guests not registered on registration form) must be disclosed at the time the reservation is made and is subject to Owner's advanced approval. Prom parties, fraternity or sorority parties and graduation parties are not allowed at any time. Adults cannot rent property on behalf of underage guests, no exception. 17) NON-SMOKING - This is a NON SMOKING vacation rental. Evidence of smoking, such as the smell of cigarette or cigar smoke inside the home by the cleaning crew is sufficient basis to charge the renter for smoke cleanup and removal from carpeting, AC ducts & filters and furniture. This type of clean up is expensive and Renter is Liable for the deep cleaning Costs incurred. 18) MAXIMUM OCCUPANCY - is 6. 19) PETS – Pets are not allowed. 20) FIREPLACE USE - Renters are responsible to use the fireplace in a safe manner. Keep all items away from fireplace, glass will get hot. 21) PARKING – Underground parking is provided for one vehicle. The parking pass must be displayed. Parking on the road is not permitted in the winter. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 22) SUBLETTING: Guest is not authorized to let or sublet all or any part of the premises nor assign the lease or any interest in it without the prior written consent of the Owner. 23) CHECK-IN & CHECKOUT - Check-in is at 4:00 PM and checkout is 10:00 AM. A late checkout is subject to extra rental charges at the rate of $100/hour after a grace period of 30 minutes. Guests may arrange for extra nights in advance to avoid any late checkout fees. Extra nights are charged at the daily rate and may be granted if available. If Guests are not present when cleaning crews arrive and have left their possessions in the house, cleaning crews will collect their possessions and remove them from the premises in order to prepare the unit for incoming guests and Guest will be charged $150 for this service. PLEASE checkout promptly, the cleaning crews have a very short time window to prepare the unit for new guests. 24) CHECK-OUT PROCEDURES - Renters are responsible to complete the check-out procedures and to ensure that the keys are placed back on the counter and in lock box and that the home is left locked with all windows shut. The heaters should also be turned off. 25) Please go through the condo before you check out to make sure you have all your belongings. 26) RELATIONSHIP OF PARTIES: It is specifically agreed and understood that the relationship between the parties herein shall be deemed to be of proprietor and lodger or Guest as opposed to a relationship of landlord/tenant. Guest specifically waives and makes inapplicable to this lodging the provisions of California law.
