Wander outdoors, swim, follow a creek, slip into the forest, hike back, cook dinner in a state of the art kitchen w/ a pantry full of fun gadgets. Relax by the fireplace, sit outside & watch the stars, light a fire. We provide blankets & wood. A welcome basket & a fully stocked coffee bar for the early mornings are waiting for you.

The Waterfall Casita: A-frame with 30ft Waterfall

Nestled among Hemlock trees & steps from a 30 ft waterfall is our cozy A-frame cabin. Sitting on 33 private acres connected to state land, enjoy waterfall views while sipping coffee in front of the fireplace. The casita was intentionally designed to feel like a home away from home. In summer, cool off in the waterfalls & private streams, in autumn take in the stunning foliage & in winter ski/snowboard at Belleayre (25 mins away). Alder Lake & the Pepacton Reservoir fishing are a 10 min drive.

Tiny glamping cabin with mineral spring hot tub

This off grid, alternative powered site is located towards the front of a large twelve acre estate, alongside a flowing brook. Elevated over a natural spring that flows year round, the Japanese inspired aesthetics of this private, tiny cabin sits perched atop a deck among the wooded trees overlooking the waterway the mineral spring feeds, but not before filling the in-ground, cedar lined, two person, bubbling hot tub heated with a wood burning stove. One of two glamping sites on the 12 acres.

The Lily Pad

The Lily Pad is a comfy one room king bed cottage with a porch overlooking the pond. A private full bath is 30 steps away (attached to our home for plumbing purposes, but you have a private entry). The paved path is well lit. The cottage is insulated, heated,air conditioned, has electricity,Wi-Fi, and a smart tv to be used w/ your own accounts. Fishing pole provided. The cottage is separated from our home by a garage. We leave guests uninterrupted unless they want to interact or need anything.

A slice of heaven 7 miles from Cooperstown 16 min from Cooperstown Dreams Park.Immaculate,quiet, peaceful working rescue farm. 2027 Summer Bookings open 10/1, we only accept 6 night stays aligned with “Cooperstown Dreams Park” schedule, see their site for schedule. “Allstar Village” schedule does not align with us. The 2027 season is 5/30-8/22/26. Beautiful 3 bedroom on Canadarago Lake, 15 min. drive to Cooperstown. We now have 6 kayaks, a pedal boat, & a paddle board! Enjoy coffee viewing the peacefulness of the lake, if mornings aren’t for you, It is as beautiful at sunset with wine.
